I thought I would give this app a try since I need to have something that will allow me to update via my smartphone. However, your description states that the app is free for up to 3 properties. But in order to send a customized email, you charge a monthly fee of up to $15 for one property. I don't see the logic in making it possible to send customized sms/text but not emails! This makes it hard for me to rate above a 3!!!

I like how the app automatically added all past recurring rent and expenses and it's easy enough to use. However there's no place to add a single income item, all the rent is automated. I had to do a negative expense which is weird for bookkeeping. Also the dashboard can only show a max of 1yr and cannot be expanded to see lifetime. App looks pretty but I decided to stick to excel.

Although this looks like great and useful software, it won't allow me to add a lease and finish the setup. It just gets stuck when selecting the lease term. So I cannot use this app. Edit: Customer service reached out immediately and solved the issue for me. As far as I can tell this is the best software on the market for my uses. Advanced features are also fairly priced

Its exactly what i needed. Opened up a new bank account tied it to the app. Tenants pay rent, the app rcvs it reconciles it sends a receipt to them done. Keeps all my expenses and deducts or adds and keeps gains n losss balances proper. Then it creates a variety of reports! Year end for tax adjustmens! Its allowed me to save and not dip into the passive income money. So far ive saved $5k. Really happy about it. Im like a kid w new toy right now 😆

EXPENSIVE! Developers say compared with other apps, it's half the price, however if you don't need all the features than its expensive. More suited for commercial use. I would also prefer a one of payment. I did try and negotiate a reduction for a number of properties but they politely refused. There is another app out there called Rental Property Manager which costs £0.63 per month for all the features. I've been using this for several years now and is ideal for the smaller landlord.

Amazing responsive customer service. Dashboard view wins for me over other apps that might have a few richer features. A bit weak on detail for UK HMRC tax expenses capture and reporting if you don't have bookkeeping software or an accountant doing it for you, but if you get creative you can get close. Also not sure if it will be possible to use for HMRC MTD when it's introduced. Would be a great addition even if a paid service as I'll have to go elsewhere otherwise.

This is a paid App, free for just a month. It's not obvious while installing. The features do not justify the cost. It has a Text/Email feature but I would have liked an option to access a messaging app like WhatsApp. Overall, all the features in this App are available for free in other Apps as well and hence this rating. If charges are ignored and if I just rate the App based on features and quality compared to other Apps, I would give Four stars.
